New Luxury Tower Will Soon Make Its Debut in Downtown Brooklyn

Founded by architect Jeanne Gang, Studio Gang has built a reputation around the globe for innovative designs and experimentation. Some of their most famously known projects are the 82-story mixed-use Aqua Tower in Chicago and the 14-acre Nature Boardwalk at Lincoln Park Zoo in Chicago. The design firm has recently been expanding upon their projects in New York, with multiple buildings currently in the making. One of these buildings is 11 Hoyt, the company’s first residential project. The 620-foot skyscraper, which is expected to make its official debut in the near future, topped out earlier this month in Downtown Brooklyn.
11 Hoyt is a 57-story building that is part of a larger Tishman Speyer project to redevelop the former Macy's branch into a sprawling live-work-play epicenter. This tower will include 481 condos ranging between studios and four bedrooms, with prices ranging from $695,000 to $4.3 million. Apartment sales launched last May.
Once a parking garage, the site is now built around an elevated green podium anchored by the 11 Hoyt tower. The building’s scalloped edges are its standout feature, and provide ample space for large windows and bay seating so that residents can enjoy commanding views of the surrounding area.
At a recent event to discuss the building’s newest construction milestone, Jeanne Gang said, “One of the things that we worked hard on was achieving a very smooth curvature in two dimensions...That movement, that kind of lyrical rhythm of the facade, gives the units different views and differences between them even if you’re on the same floor.”
The podium below creates an indoor-outdoor environment that is visible from the street but tucked away so that it feels slightly separated. The trees, gardens, and amenities that line the podium area encourage neighbors and residents to relax and mingle.
A 27,000-square-foot private park created by Hollander Design will be located two floors off the ground on top of the motor court and retail space, providing a sun deck with a hot tub, fitness deck, children’s play area, barbecue area, and nature walk for residents. There are also 29,000 square feet of indoor amenities across two levels. The third-floor Park Club consists of a fitness center, pool, spa, coworking lounge, salon lounge, playroom, and the 32nd-floor Sky Club has a private dining and various entertainment spaces. There is also an outdoor dog run, indoor pet spa, private storage rooms, and lobby lounge where coffee will be served each morning.
11 Hoyt marks the New York debut of Michaelis Boyd Associates, an award-winning architecture studio that designed the condo interiors. Along with the scalloped window bays available in most residents, all of them offer 10-foot ceilings, wide-plank white oak floors, an in-residence washer and dryer, and WiFi-enabled smart thermostats. Kitchens come with custom cabinetry, custom fixtures, and a full Bosch appliance package. Bathrooms include bespoke cabinetry and lighting, custom plumbing fixtures, and radiant-heat flooring.
