Sales Launch at New Upper West Side Luxury Resi Tower
Skidmore, Owings & Merrill (SOM) has come a long way since it was founded in Chicago in 1936. The architecture and engineering firm opened their first branch in New York City in 1937, and one of their early projects was the American Bible Society headquarters at 1865 Broadway. Since then the firm has gone on to open up shops all over the world and are now known for their work on One World Trade Center in NYC and Burj Khalifa, the tallest man-made building in the world.
In 2015, investment trust AvalonBay purchased the 12-story Brutalist building at 1865 Broadway and tapped SOM to build a 33-floor tower in its place. Construction on the new and improved building topped out in December of 2017, and sales have recently launched for all 172 of its apartments.
The Upper West Side residential building will be known as The Park Loggia, and will have a new address of 15 West 61st Street. Along with the residences, the building also includes 70,000 square feet of retail across four floors. The retail spaces come with 20-foot-high ceilings and a 2,000-square-foot outdoor terrace on the northwest corner of the second level.
The original Brutalist building may be gone but the new version certainly takes a lot of inspiration from it, as well as I. M. Pei's Kips Bay Towers design. The glazed terra cotta facade and repetitive deep-set windows denote its predecessor. Meanwhile, the inclusion of a porte-cochere and facade materials have been included as “a nod to the historic buildings of the Upper West Side,” according to AvalonBay.
13 residences have been made available for pre-sale, ranging from a ninth-floor one-bedroom asking $1,595,000 all the way up to a three-bedroom on the 22nd floor asking $6,825,000. One four-bedroom apartment is also available on the fifth floor asking $6,350,000.
With these homes, buyers will find the kind of luxury features and fixtures that one might expect at this price point. Recessed wood entrances and wide-plank white oak floors welcome residents inside these open layout living spaces. Kitchens boast full-slab Brazilian quartzite countertops, high-gloss white lacquer cabinetry, and Miele appliances. Bathrooms feature Gioia Venatino marble floors and walls, double vanity with custom-cast sinks, and Kallista polished chrome fixtures.
The luxury amenity experience begins downstairs where white-glove greeters and 24/7 doormen await residents’ arrival. A Pembrooke & Ives-designed lobby includes a rock crystal chandelier, wood and bronze finishes, and hand-picked Italian stone flooring.
The fourth floor features a screening room and musical practice rooms. The fifth floor is home to a children’s playroom. On the sixth floor, residents can utilize a golf simulator. The seventh floor offers an outdoor terrace and gardens, fitness center and yoga studio, game room, resident lounge with custom gas fireplace, private dining room, catering kitchen, wine cellar, and conference room. Finally, on the roof, residents can enjoy Central Park views from Rooftop Park Loggia and the outdoor terrace.
