I can not say enough Good Words, for Chris Fry, who recently helped us buy an upper east side condo in Manhattan. Chris was honest, professional, respectful and ‘on time’, every time we met. Each time we met with him, we realized, that how patient and caring he was, addressing our concerns and questions with details and honest answers. Even if we had not bought the first apartment we saw, we would have stayed with him, in our search for the right place for us. He won our confidence and trust within moments of our first meeting. In addition he was diligent enough to follow thru after we moved in, to check whether ‘everything was OK’. I am quite pleased to say that in modern days to see this degree of professionalism and respect is rare. Without any hesitation, I would recommend Chris Fry from Elegran, if you are looking to buy or sell an apartment or a home in the New York area. He clearly gets 5 stars from us.
Beginning my apartment hunt from out of state, David was a great help every step of the way. From emailing me options to checking up on the availability of apartments I sent him, before I even got to New York I already knew where I was going and what apartments I was seeing. With me traveling back and forth between DC, Indiana and New York, he was also fantastic in keeping me updated and making sure everything with the lease-signing process went smoothly, at times going beyond what I expected from an agent. He made sure I understood everything when it came to signing the lease, and answered every single question I sent his way no matter how small. I'd 100% recommend him to my friends and family, and will definitely contact him first next time I'm looking for a home!
I am writing in regards to the exceptional experiences I've had working with both Lauren Schaffer and Kirk Eckenrode. Kirk was diligent, patient and personable during my search to purchase my first home. He always followed up and provided me with great options. While my plans to purchase changed, I immediately went to Kirk to find a rental. He and Lauren were extremely responsive and had arranged a whole day of showings with less than 24 hours notice. They went out of their way to keep me updated and informed at all times- even answering my calls at all hours of the night. Lauren was a joy to work with, timely and I felt completely at ease throughout my whole moving process. These two truly go above and beyond and found me the perfect home. I would highly recommend them to anyone. You will not regret it.
How Elegran Works With Buyers?
1. As a buyer, why should I work with Elegran?
Purchasing real estate is likely to be the biggest and most complex financial transaction a person will make in their life. First and foremost, we listen in order to align with our individual clientele’s goals.
Transparency is not synonymous with Manhattan real estate. Elegran has built its own proprietary multiple listing system, Alfred, to facilitate this need in the market. We consolidate properties both on and off-market, and what could be coming to market soon.
The process begins by educating you on the market and inventory as well as advising on specific property strengths and weaknesses’. Your agent will negotiate terms, financing, and legal recommendation customized to the buyer and property type, prepare the board package, and facilitate the closing processes as well as inspection, walk-thru.
Our relationship doesn’t stop at the closing, as we ensure a seamless transition for you into your new home. We will absorb stress while removing pressure and emotion from the process. It should be noted that a buyer who relies on the seller or a listing agent to handle both sides of a deal does not have representation or an unconflicted advocate.
2. What does a buyer’s agent do?
A buyer's agent is a licensed real estate professional agent who represents and advocates for the buyer in their transaction. We are skilled advisors with authority to act on your behalf as the buyer in negotiating and ultimately acquiring real estate.
Legally, as your buyer’s agent there exists a singular fiduciary duty to you, the buyer, with the intention of protecting your interests during all stages of the purchasing process.
3. Who pays the buyer’s agent fee?
There is generally no out-of-pocket cost to have a buyer’s agent. The seller pays the commission upon the sale of their home which typically covers both the seller and buyer’s agent. This commission is contractually set prior to the property being listed on the market. Utilizing a buyer’s agent may save you tens of thousands of dollars when buying a home, not to mention your most valuable asset -- Time.
4. How do Elegran agents differentiate from others?
At Elegran we choose highly collaborative agents to represent our brand that live into our core values both personally and professionally; client centricity, professionalism, integrity and empathy. We then train and develop each of our representatives to be an advisor and a full-time real estate professional. Real Estate is our career.
Elegran has a time tested and proven network of industry professionals. These strategic relationships encompass leading real estate attorneys, mortgage bankers, and brokers, movers, interior designers, contractors, and architects will become your ally during your transaction and maybe even a close friend.
Through leveraging Elegran’s proprietary technology, Alfred, and coupled with our market insights and analytics, Elegran’s agents are deeply skilled at negotiating the best price for our clients. Elegran’s agents have a track record of selling 8X the amount of real estate as a typical NYC real estate agent.
